Land Leasing
Seldovia Native Association is
a village corporation under the Alaska Native Claims Settlement
Act, and as such has selected and received title to almost 69,000
acres in this area. We have chosen land leasing as a corporate
business.
Generally, the terms of the lease are 25 years. Parties may
mutually agree to renew the lease for a specified period at
the end of the lease term. SNA will consider renewal requests
but does not guarantee that lease renewals will be granted.
SNA may adjust the lease terms and consideration if SNA agrees
to renew the lease.
SNA grants the lessee the right
to use and occupy the premises solely for noncommercial recreational
cabin or home site purposes only.
Directly across from town, we have
two subdivisions. There are several one acre parcels on the
two arms of Hoens Spit. Lots are also available in the
Chesloknu Subdivision.
Land values vary in different areas,
and are subject to change on unleased parcels. The lease payments
are based upon the appraised value of the land. These leases
may be assigned, reassigned or subleased with written consent
of SNA, which consent will not be unreasonably denied.
The lessee will be required to
pay all Borough taxes on the property. The lessee will not be
allowed to sell or remove any timber for use elsewhere.
